May 2026 snapshot: what happened in San Diego
May looked like a “steady-but-selective” spring market: pending sales rose, inventory stayed tight for detached homes, and prices held up—especially on the single-family side.

- Median sales price: $1,099,500 (flat YoY)
- Closed sales: 1,308 (–1.9% YoY)
- Pending sales: 1,437 (+5.0% YoY)
- Days on market: 29 (–3.3% YoY)
- Inventory: 2,974 (–24.7% YoY)
- Months of supply: 2.4 (–25.0% YoY)
Attached (condos/townhomes)
- Median sales price: $675,000 (–1.5% YoY)
- Closed sales: 736 (+4.0% YoY)
- Pending sales: 756 (+8.6% YoY)
- Days on market: 40 (+5.3% YoY)
- Inventory: 2,824 (+5.6% YoY)
- Months of supply: 4.0 (flat YoY)
May 2026 pricing: strong stability in detached, slight dip in condos
Detached pricing was essentially unchanged from last May, holding right around $1.1M. Attached homes saw a modest pullback to $675K.
Days on market: two different stories
- Detached homes actually moved slightly faster than last year (29 days).
- Attached homes took longer (40 days), suggesting buyers had more choices and leverage in condos/townhomes.
Demand + supply: pending sales up, inventory still the headline
Pending sales rose in both segments (a good leading indicator), but inventory stayed especially tight for detached homes, with months of supply down to 2.4.
Attached homes look more balanced by comparison at 4.0 months supply.
Mortgage rates (Freddie Mac PMMS)
For context heading into early June, Freddie Mac’s latest weekly averages were:
- 30-year fixed: 6.48% (June 4, 2026)
- 15-year fixed: 5.79% (June 4, 2026)
What this means for buyers and sellers
Sellers
- Detached: tight supply still supports strong pricing, but buyers respond best to homes that are priced right and show well.
- Attached: with more supply and longer DOM, pricing and presentation matter more, and negotiations are more common.
Buyers
- Detached: expect competition on the best homes due to limited inventory.
- Attached: you may have more room to negotiate (especially if a unit has been sitting).
