April 2026 Home Prices in San Diego County
San Diego home prices moved higher year-over-year in April.
- Detached homes: Median sales price up 2.3% to $1,100,000
- Attached homes (condos/townhomes): Median sales price up 1.5% to $680,000
April also reflected a market where buyers are still active, but affordability continues to shape decision-making. The SDAR report notes that U.S. existing-home sales fell 3.6% month-over-month (NAR), with supply and affordability remaining key constraints nationally.
April 2026 Days on Market Until Sale in San Diego County
Homes generally took longer to sell in April compared with last year—especially in the attached segment.
- Detached homes: Days on market up 9.4% to 35 days
- Attached homes: Days on market up 24.2% to 41 days
This usually means buyers are being a bit more selective, and pricing/condition matter even more.
Sales, Pending Activity, and Inventory
Here’s what stood out in April:
Closed Sales
- Detached: 1,386 (–3.5% YoY)
- Attached: 756 (–1.6% YoY)
Pending Sales (accepted offers)
- Detached: 1,399 (+6.7% YoY)
- Attached: 800 (+13.8% YoY)
Inventory / Months Supply
- Detached inventory: 2,838 (–22.4% YoY) | 2.3 months supply (–23.3% YoY)
- Attached inventory: 2,554 (+1.1% YoY) | 3.6 months supply (–2.7% YoY)
Translation: inventory stayed tight—especially for detached homes—while pending sales improved, a combination that can support prices.
Mortgage Rate Expectations for April in San Diego
As of the latest Freddie Mac update (released May 7, 2026):
- 30-year fixed: 6.37%
- 15-year fixed: 5.72%
Freddie Mac also notes conditions that could help affordability modestly, including higher inventory than recent years and softer new-home prices.

April’s story is pretty clear: prices are up, pending sales are up, and detached inventory is down—but homes are taking longer to sell, especially condos and townhomes.
