March 2026 Home Prices in San Diego County

In March 2026, detached home prices moved higher year-over-year, while attached (condo/townhome) prices slipped slightly.  

Detached Homes

  • Median Sales Price: $1,100,000 (+2.4% YoY)  
  • Average Sales Price: $1,438,166 (+1.2% YoY)  

Attached Homes

  • Median Sales Price: $670,000 (–1.1% YoY)  
  • Average Sales Price: $799,677 (–2.5% YoY)  

March 2026 Days on Market Until Sale in San Diego County

Homes generally took longer to sell compared with last March, which is typical as buyers become more selective (and more payment-sensitive) when rates remain elevated.  

  • Detached: 37 days (+8.8% YoY)  
  • Attached: 45 days (+12.5% YoY)  

Sales Activity & Inventory (What’s Changing)

Unlike some slower months, closed sales improved year-over-year in March, especially in the attached market. Inventory trends split: detached inventory fell, while attached inventory rose slightly.  

Closed Sales

  • Detached: 1,216 (+5.2% YoY)  
  • Attached: 738 (+9.7% YoY)  

Pending Sales

  • Detached: 1,392 (+0.3% YoY)  
  • Attached: 778 (+3.0% YoY)  

Inventory / Months Supply

  • Detached inventory: 2,513 (–21.5% YoY) | 2.0 months supply (–23.1% YoY)  
  • Attached inventory: 2,369 (+3.2% YoY) | 3.4 months supply (+3.0% YoY)  

Mortgage Rate Expectations (Freddie Mac PMMS)

Rates eased slightly in the most recent weekly reading from Freddie Mac:  

  • 30-year fixed: 6.37% (as of April 9, 2026)  
  • 15-year fixed: 5.74% (as of April 9, 2026)  

For Home Sellers in San Diego

March’s numbers suggest a market that’s still competitive—especially for detached homes—while attached homes are showing a bit more balance.

If you’re considering selling:

  • Detached: tight inventory can support strong pricing, but buyers still respond best to homes that are move-in ready.
  • Attached: with slightly higher supply, pricing and presentation matter more, and buyers may have more leverage.
