San Diego’s housing market is closing out 2025 with steady prices, longer days on market, and a small dip in overall sales. Buyers are getting a bit more breathing room, while well-priced homes are still commanding strong interest.
Nationwide, existing-home sales rose 1.2% from the previous month and 1.7% year-over-year to a 4.10 million annual rate, as buyers responded to slightly lower mortgage rates. At the same time, the national median existing-home price climbed 2.1% year-over-year to $415,200, marking more than two straight years of annual price gains.1
Here’s how that translates to San Diego County for November 2025.
November 2025 Home Prices in San Diego County
Across all property types in San Diego County, the median sales price was up 1.1% compared with a year ago, even as closed sales fell 9.0%.1
Detached Homes
- Median Sales Price: up 3.0% year-over-year to $1,050,000 (from $1,019,500 last November).1
- Closed Sales: down 10.7% compared with November 2024.1
- Average Sales Price: up 6.8% to about $1.44M.1
Detached homes remain firmly in the million-dollar range, and even with fewer closed sales, price growth shows that well-presented, move-in-ready properties are still in high demand.
Attached Homes (Condos & Townhomes)
- Median Sales Price: down 1.5% year-over-year to $660,000 (from $670,000 a year ago).1
- Closed Sales: down 5.9% compared with last November.1
- Average Sales Price: up 2.8% to just over $813,000.1
Attached homes show a slight dip in median price, but a higher average sales price suggests that more buyers are still willing to pay up for upgraded units in prime locations.
November 2025 Days on Market Until Sale in San Diego County
Buyers are taking a bit more time to make decisions compared with last year, which is showing up in the days on market numbers.
Detached Homes
- Days on Market Until Sale: up from 36 to 43 days, a 19.4% increase year-over-year.1
- Inventory of Homes for Sale: down 6.0% compared with November 2024.1
- Months’ Supply of Inventory: slipped slightly from 2.3 to 2.2 months.1
Even with a modest increase in days on market, detached homes are still in what most agents would call a seller-leaning market. Anything under three months of inventory continues to favor sellers, especially in popular neighborhoods.
Attached Homes
- Days on Market Until Sale: up from 37 to 49 days, a 32.4% increase year-over-year.1
- Inventory of Homes for Sale: up 8.9% compared with last year.1
- Months’ Supply of Inventory: up from 2.7 to 3.0 months, an 11.1% increase.1
The condo and townhome market has loosened up more than the detached side. With a bit more inventory and longer days on market, buyers in this segment often have more choices and a slightly stronger negotiating position than they did a year ago.
Mortgage Rate Expectations for November in San Diego
Mortgage rates have eased compared with this time last year, giving buyers a little more affordability support.
- As of early December 2025, the average rate for a 30-year fixed-rate mortgage is 6.19%, down from 6.69% a year ago.2
- The average 15-year fixed-rate mortgage is at 5.44%, also down from 5.96% at the same time last year.2
While rates are still elevated compared with the ultra-low levels of a few years ago, this recent pullback has helped some buyers re-enter the market and improved monthly payment calculations for many others.
For Home Sellers in San Diego
San Diego remains a desirable, competitive market, but the data shows a more balanced environment than in recent years:
- Prices for detached homes continue to trend higher, even as sales counts soften.
- Condos and townhomes have more inventory and longer days on market, which means pricing and presentation are more important than ever.
- Mortgage rates have come down from last year, which could bring additional buyers into the market as we move into 2026.
