January 2026 Home Prices in San Diego County

San Diego started January 2026 with a mixed picture: detached home prices rose modestly year-over-year, while attached (condo/townhome) prices dipped.  

  • Detached Homes: Median sales price up 2.0% to $1,070,000  
  • Attached Homes: Median sales price down 4.4% to $632,000  

January 2026 Days on Market Until Sale in San Diego County

Homes took longer to go under contract—especially in the attached market—suggesting buyers had a bit more time to make decisions.  

  • Detached Homes: Days on market up 4.5% to 46 days  
  • Attached Homes: Days on market up 10.6% to 52 days  

January 2026 Sales & Inventory: Key Signals

Sales volume was down year-over-year, while inventory also declined—keeping overall supply fairly tight.  

Closed Sales (YoY)

  • Detached: 825 (–12.7%)  
  • Attached: 417 (–22.2%)  

Pending Sales (YoY)

  • Detached: 1,083 (+1.1%)  
  • Attached: 566 (–10.0%)  

Inventory / Supply

  • Detached inventory: 2,272 homes (–16.6% YoY)  
  • Attached inventory: 1,799 homes (–3.1% YoY)  
  • Months of supply: Detached 1.8 (–18.2% YoY); Attached 2.7 (flat YoY)  

Mortgage Rate Expectations (Freddie Mac PMMS)

Mortgage rates remain an important driver of affordability and buyer demand. As of the most recent Freddie Mac update:

  • 30-Year Fixed: 6.11% (as of Feb 5, 2026)  
  • 15-Year Fixed: 5.50% (as of Feb 5, 2026)

January data reinforces a familiar theme: sales slowed and DOM rose, but inventory remains limited, especially for detached homes.
